YOU ARE READY TO SELL YOUR HOUSE; IS YOUR AIR CONDITIONER READY, TOO?

Maybe you have accepted a nice promotion and are relocating to another city. Or maybe your family is growing, and you need more room. Whatever the reason, congratulations for making the decision to sell your home. Many folks have a hard time leaving a home they have spent many happy years in, so making the emotional investment to sell can be difficult.

But now that it’s done, you have a lot of heavy lifting to do to get your home ready to sell. Don’t get me wrong, I’m sure your home is lovely, but the goal is to make it as appealing as possible to would-be buyers … and that takes time, energy and yes, money.

A licensed real estate agent can help you get your home ready to put on the market and will no doubt provide you with feedback on any improvements, repairs, etc. that need to be made. First impressions are crucial, so these suggestions will likely include interior/exterior painting, landscaping, and upgrades to cabinets, windows and other features.

One of the most important tasks will be making sure your major appliances are in peak working condition or are repaired/replaced, if necessary. With that in mind, your friends at Mast Heating & Cooling offer a few tips of our own to make sure those major appliances/systems are ready for your home’s sale:

HVAC SYSTEM TOPS THE LIST

Summer is approaching, and in western Michigan that means plenty of heat and humidity is coming with it. So, perhaps the most important appliance in your home is your HVAC system. Air conditioning, sales, service and repair in the Zeeland, Holland, Kentwood and Wyoming, Michigan areas begins and ends with Mast Heating & Cooling; so call us today for complete maintenance of your home’s heating and air conditioning systems. Our checklist will include inspecting and cleaning your air conditioner, furnace and air handling units, checking for correct refrigerant levels, and making sure your home’s equipment is moving air properly. We will diagnose any problems, offer options for any air conditioning and furnace repairs/replacements, and also let you know if your system is as energy efficient as possible. You can also help by clearing the area around your outdoor unit and removing any debris or yard clippings.

And if your air conditioner and furnace are old, noisy and not as energy efficient as they used to be, you can bet potential buyers will notice that as well. It may be worth the investment to purchase a new HVAC system. Mast Heating & Cooling has you covered with a complete line of Trane air conditioners and furnaces. And we all know “it’s hard to stop a Trane.”

WHAT ELSE WILL BUYERS LOOK FOR?

In addition to your home’s HVAC system, buyers will also look at your home’s water heater, so if yours is more than 10-12 years old, have it inspected. If other appliances such as the refrigerator, washer/dryer, etc. are conveying with the sale of the house, make sure they are in good working condition or they could become a negotiating point for buyers. Also high on the list is the roof … is it still well within its lifespan? It’s good to have a pro check that out as well. Offering a home warranty with the sale of your house is also a good idea, so consult your realtor about that.

Congratulations on making the decision to sell your home, and don’t forget to call Mast Heating & Cooling for the best HVAC sales, service, repair and maintenance in western Michigan! Now you are ready for that first open house … good luck!
